In Japan tenants are not permitted to carry out repairs or alterations without the landlord’s permission. However, if such work is carried out the landlord has the right to require the tenant to return the apartment to its original state.

Normally repairs to the apartment are the responsibility of the landlord. Repairs of any other “unnatural” damage are the responsibility of the tenant, the cost of which may be deducted from the initial deposit (shikikin). Disputes over responsibility for repairs can often arise so it is important to clarify this when signing the contract.
